How Does A New Pole Barn Affect My Property Taxes in North Carolina?

Weighing the costs of a new custom pole barn? If so, there’s more to pay for than just the upfront construction costs. 

In fact, here in North Carolina, you can expect your new pole barn to also increase your annual property taxes. So to make sure you know what to expect before contacting a custom barn builder, we’ve put together the following guide.

Why Do Pole Barns Raise Property Taxes?

In North Carolina, pole barns raise property taxes for two reasons:

  • They are considered “real” property (vs personal property—see below)
  • Their existence raises the overall resale value of your property

In other words, North Carolina determines property taxes by applying the county and municipal tax rates to the total assessed market value of your property. In most cases, the addition of a new permanent structure raises the value of your land.


What is Real Property in North Carolina?

For calculating property taxes, real property is defined as physical land, land improvements, permanent construction, and the rights inherent in owning the land and structures. 

Pole barns qualify as permanent construction for three reasons:

  • Method of Attachment: Pole barns are physically attached to the land in a way that removing them would notably damage the structure or land.
  • Adaptation of Use: Pole barns are structurally integrated to support the primary purpose of the land or main building (they are the building). 
  • Owner Intent: Assessors determine whether the owner installed the building with the explicit goal of leaving it there indefinitely.

In other words, pole barn builders aren’t building barns on wheels. 

These buildings are sturdy and built to last 50+ years with little to no trouble at all—meaning added value for you and subsequent owners.


How Often Are Property Values Assessed in North Carolina?

Your total property tax payments are determined by the assessed value of your real property. In North Carolina, counties are required by law to reassess all real property at least once every eight years

However, individual counties—especially those experiencing rapid growth like Wake, Forsyth, and Guilford counties—often choose shorter four- or six-year cycles. Here in Forsyth County, property values are reassessed every four years.

So before vetting local pole barn contractors, be sure you’re prepared for the annual price hike—which will most likely rise every four years or so until property values plateau.


How Does the County Know My Property Value Has Increased?

Having a pole shed builder, custom garage builder, or post-frame contractor pull permits alerts your county tax assessor’s office. Following the alert, an assessor adds the estimated value of the pole barn to your current land-home evaluation.

Note that pulling a permit triggers what is called a pickup-list appraisal—meaning your property card is adjusted mid-cycle. However, while the estimated value of your pole barn is added to your land, your current home and land appraisal will not be updated until the start of the next assessment cycle.


How Much Value Will My New Pole Barn Add to My Property?

A new pole barn typically adds 50% to 80% of its total construction cost to a property’s appraised value. For a more accurate estimate, you’ll need to factor in features like foundation type, size, electrical, plumbing, and local market demand. 

Key valuation factors include:

  • Size and Dimensions: Larger footprints and taller sidewalls increase total value.
  • Foundation and Flooring: A poured concrete slab adds significantly more value than a dirt or gravel floor.
  • Utilities and Insulation: Insulated walls, HVAC systems, professional wiring, and integrated plumbing all elevate assessed value.
  • Doors and Access: High-clearance overhead garage doors, sliding commercial doors, and driveway access all influence utility scores.
  • Market Comparisons: Pole barns increase property value more in rural areas with high demand than suburban or urban neighborhoods.

What if the Pole Barn is Attached to My House?

North Carolina assessors value attached and detached buildings differently. If your pole barn is attached to your home, it will almost always trigger a greater increase in total property value.


Can I Predict My Increase in Property Value? 

Yes, you can calculate your property tax increases before building a custom pole barn.

Follow the steps outlined below to predict your property tax increase in Forsyth County. For information on other counties, simply search for the assessor’s office and give them a call.

  • Get Building Specs: Size, floor type, electricity, or insulation all affect added value.
  • Obtain Building Formulas: Read the official methodology and cost tables in the Forsyth County 2025 Schedule of Values.
  • Apply Millage Rate: Multiply your assessed value total by the combined millage rates for your township, county, and school district.

Is There Any Way to Lower Property Taxes for an Outbuilding?

If your land is enrolled in North Carolina’s Present-Use Value (PUV) program for agriculture, horticulture, or forestry, qualifying farm buildings used strictly for commercial production may be evaluated based on income-producing potential, rather than property assessments.
